Ranches, rebuilds and a lot of new casements.

Ashford Park, Brookhaven Fields and the streets off Dresden Drive were built as brick ranches in the 1950s, and a good share of them have been replaced since about 2012 by two-story houses with black-framed grid windows, ten-foot sliders onto the garden and a row of upper casements facing the street. On the same block you can have a ten-pane ranch and a thirty-pane rebuild next door.

Historic Brookhaven, around the Capital City Club, is older and larger: 1920s–40s houses with divided-light double-hungs and French doors, often with a pool and the sliders that go with it. The newer townhomes along Dresden and Peachtree add balconies and shared walls, where access sets the job as much as the glass does.

Everything above the first floor is done from the ground with a water-fed pole. On a rebuild that is most of the house; on a ranch it is the gable glass and nothing else.

Local conditions

Less canopy, more sun, same pollen.

Brookhaven has lost more of its trees to rebuilding than the neighborhoods around Emory, so there is more direct sun on the glass. That helps the mildew problem and hurts the streak problem: south- and west-facing casements show every mineral trace and every smear of pollen film once the sun is on them. The 0 ppm rinse is what lets that glass dry clear.

The pollen season is the same as the rest of the city, late March through April, and the summer storms put red clay on the lower panes and sliders. Pool homes add splash rings on the lower third of every slider. Fall leaf drop is lighter on the rebuilt streets and heavy on the older ones.

When to schedule in Brookhaven.

May, after the pollen, and November, after the leaves, handle the newer, sunnier streets. Pool homes add a late-summer visit for splash rings on the sliders, and the older treed streets around Historic Brookhaven usually go three.

Rebuilds with west-facing casements get the most from the summer visit, because haze film shows worst once the afternoon sun is on the glass.
