Homes & glass

Picture windows, sliders and a lot of screens.

The houses off Briarcliff, LaVista and North Druid Hills Road were built in a hurry between about 1952 and 1968, and the glass shows it: a wide three-panel picture window on the front, aluminum or wood double-hungs down the sides, and one or two sliders onto a patio or a deck at the back. Split-levels add a row of high windows over the garage that nobody has cleaned since they moved in.

Almost every house here has full-height screens on every window, and the screens are where the pollen and the mildew actually live. We take them off, wash them, and put them back as part of the standard visit, because cleaning the glass behind a dirty screen is a waste of your money.

Newer infill — the two-story rebuilds that have replaced a few ranches on each street since 2015 — brings black-framed grid windows and twenty-plus front panes. Those are pole work from the ground, same as the view glass in Druid Hills.

Local conditions

Big trees, shaded lots, and the clay.

The lots here are quarter- and half-acre, and most of them have kept their hardwoods. That means heavy pollen in April, tulip-poplar honeydew in June, and leaf fall in October and November that fills gutters and sits on every sill. Lots on the north side of a street stay shaded most of the day, so frames and screens on that side grow the green film faster.

Georgia red clay is the other local constant. Summer thunderstorms bounce it off beds and lawns onto the bottom foot of every pane and slider, and because it is iron-rich it leaves an orange stain the longer it cycles wet and dry. It comes off with a brush and pure water on a normal visit; after a couple of years it needs more work, and we say so on the quote.

Water here is the same soft Chattahoochee supply as the rest of DeKalb, so mineral spotting from sprinklers is mild. The spot-free rinse still matters: the deionized water is what lets a slider dry without streaks after we have worked the clay off it.

Our nearest work is the cluster on Rainier Falls Drive, Castle Falls Drive and Adelia Place in Sagamore Hills, and the Druid Hills streets west of Emory — five to ten minutes from Oak Grove or Briarcliff Woods. We are in this part of DeKalb most weeks, so a first visit usually lines up with a day we are already nearby.

May, after the pollen, is the visit everyone wants, and it is the right one: the yellow film is off and the first storms have passed. A late-summer visit clears clay from the sliders and lower panes while the deck is still in use. A November visit, after the leaves, resets the screens and sills for the winter.

Homes on the shaded north side of a street benefit most from a late-winter visit to clear the green film before spring growth starts. Two visits a year is the common plan here; heavily treed lots go three.

Do you take the screens off, or clean around them?

Off. Every full-height screen comes down, gets washed, and goes back up. It is part of the standard exterior visit, not an add-on.

Can you get the orange clay stain off my lower windows?

Fresh splash comes off on a normal clean. Clay that has been baking on for a couple of seasons takes longer and we quote it after seeing the glass, never after cleaning it.

Do you clean the high windows over a split-level garage?

Yes, with a water-fed pole from the driveway. No ladder against the siding.

How and when do I pay?

There is no upfront payment. Payment is due after the work is complete and you have had a chance to review it.
