Bungalow glass in Oakhurst, Winnona Park and the MAK district.

Window cleaning in Decatur.

Decatur is bungalow country: 1920s and 30s Craftsman and cottage glass under heavy canopy in Oakhurst, Winnona Park, Great Lakes, Glennwood Estates and the MAK historic district, plus the mid-century ranches toward Medlock and North Decatur. Older wood frames and sills need the soap-free clean that pure water gives, and we quote every house on site.

Homes & glass

Craftsman windows, porches and a lot of wood.

Inside the city of Decatur the housing is mostly 1915–1940 bungalows: wood double-hungs with a divided upper sash over a single lower pane, a glazed front door, and a porch that keeps the front glass in shade all day. Winnona Park and Glennwood Estates add 1940s brick cottages; Great Lakes and the streets off Scott Boulevard add 1950s ranches with picture windows. The MAK district on McDonough, Adams and Kings Highway has the oldest glass in the city, much of it original.

A lot of Decatur bungalows have grown: rear additions, second-story pop-tops and sunrooms that bring in sliders, French doors and casements. The front of the house still has eight or ten old panes; the back can have twenty new ones two stories up. We count both before we give a number.

Old wood frames, old putty and old paint are the reason we use pure water and a soft brush and nothing else. Soap leaves a film the pollen sticks to; pressure lifts paint and putty. A water-fed pole handles anything above the porch roof so no ladder rests on a ninety-year-old sill.

Local conditions

Canopy, porches and the green film.

Decatur is one of the most heavily treed cities in the metro, and the bungalow lots are small, so the trees are close to the glass. Pollen from late March, poplar and crape-myrtle honeydew through early summer, red-clay splash in storm season, and a thick leaf fall in October and November all land on the windows and, because of the porches, on glass that never dries in direct sun.

That shade is the main local problem. Front windows under a porch roof and north-facing frames under canopy stay damp for weeks after a wet spell and grow a green film that eventually softens wood and fails glazing. Caught on a scheduled visit it wipes off; left for a couple of years it becomes carpentry.

Water is the same soft supply as the rest of DeKalb, so mineral spotting is mild; the 0 ppm rinse is about leaving nothing on the glass for the next round of pollen to bond to.

Where we are

Across North Decatur Road from our Druid Hills work.

We have not yet completed a job inside the city of Decatur. Our closest work is on North Decatur Road and the Druid Hills streets around Emory, a few minutes from Medlock, Glennwood Estates and the Decatur square. We are on that side of town most weeks, so a first Decatur visit is easy to fit in.

When to book

When to schedule in Decatur.

Porch-shaded bungalow glass holds pollen longer than glass in the sun, so the May visit after the pollen is the one that makes the biggest difference. A November visit after the leaves clears sills, storm sashes and porch screens before winter. Houses with heavy canopy on the north side usually add a late-winter visit to lift the green film before spring.

First-time cleans on old divided-light windows take longer than the house size suggests, and the quote reflects that up front.

Getting a quote

How we quote in Decatur.

Divided-light bungalow windows and storm sashes take longer than a small house suggests, and a pop-top rear is mostly pole work, so we quote from the glass, not the lot. The online quote tool gives a fast number; a call gets an exact one before anything gets wet.

LA Window Washers deionized water filtration system outside a customer's home
A clean that actually lasts

Pure deionized (DI) water. No soap film. Less buildup.

Our exterior system filters water down to 0 ppm, removing the minerals that normally dry into spots. It also removes residue and helps neutralize static charge on the glass, making it harder for pollen, dust, and grime to bind back onto the surface.

Many homes stay noticeably cleaner for around three months. Weather, tree cover, sprinklers, and exposure can affect how long the finish lasts.

0 ppmZero dissolved minerals in the water that reaches your glass.
~3 monthsA typical low-static, residue-free finish; conditions vary.
No soapNo chemical film left behind to collect fresh pollen and dust.

A coating that keeps glass cleaner, longer.

After the clean, we can apply a clear nano coating that bonds to the glass. Water beads off instead of drying into spots, and dust and pollen sit on the surface instead of sticking — so the glass stays clear for about 3 months, and the next clean is quicker.

Proof, not promises: in lab testing, coated glass collected about half the dust of bare glass,[1] and coatings like this work best in dry climates like ours.[2] It doesn’t clean itself — it needs cleaning less often.

~½ the dustCoated vs. bare glass in lab testing.[1]
3 monthsKeeps dust and pollen from rebinding to the glass.

Common questions

What to expect on service day.

Will pure water hurt old painted wood frames?

No. Deionized water is gentler on paint and putty than tap water with soap in it, because it leaves nothing behind. The risk to old frames is pressure and ladders, and we use neither.

Can you clean the glass behind a porch screen?

Yes. Porch screens come off or swing open, the glass behind them gets cleaned, and the screens are washed before they go back.

Do you clean the storm windows too?

Yes. If a bungalow still has exterior storm sashes we clean both the storm glass and the window behind it, and we tell you up front if that adds time.

How and when do I pay?

There is no upfront payment. Payment is due after the work is complete and you have had a chance to review it.

How do you price a job?

We quote on site, free, after looking at the actual glass — the size of the home, the number and type of windows, access, and how much buildup there is. You get the number before we start, and it doesn’t change afterwards.
