Window cleaning in Druid Hills.

Druid Hills is where our Atlanta work is concentrated: the streets west of Emory around Harvard, Emory and Cornell Roads, Homestead Avenue and Johnson Road, and the big lots along Clifton Road and Spring House Cove. Pure-water exterior cleaning of glass, frames, sills and screens, quoted on site, with nothing to pay until you’ve looked at the glass.

Homes & glass

Historic houses, original glass, serious height.

Druid Hills was laid out by Frederick Law Olmsted’s firm and built up between the 1890s and the 1930s, so the glass here is older and taller than almost anywhere else we work. Along Ponce de Leon, Springdale and Oakdale the houses are Tudor, Georgian and Craftsman two-stories with wood double-hungs, many of them still original, divided into six, eight or twelve lights. Every muntin is an edge that holds pollen, and every upper sash is twenty-plus feet off a sloping lawn.

West of campus, around Harvard, Emory, Cornell and Oxford Roads and Homestead Avenue, the houses are smaller 1920s–40s brick cottages and bungalows, often with a later rear addition that brought in sliders or a sunroom. The front pane count is modest; the back, under the trees, is where the glass has usually gone green.

Original wood frames and old putty do not like soap or pressure. We use neither. A soft brush, deionized water and a rinse that dries with nothing in it is the whole method, and on a 1920s sash it is the only safe one. Second-story and dormer glass is done with a water-fed pole from the ground, so no ladder leans on a hundred-year-old sill.

Local conditions

Canopy, pollen and north-facing green.

This is the heaviest tree canopy in our Atlanta service area — white oaks, tulip poplars, magnolias, dogwoods, and the Olmsted Linear Park running the length of Ponce. From late March the pine and oak pollen puts a yellow-green film on every pane, and because it is sticky and resinous it does not blow off; it waits for the next shower to turn into streaks. Tulip poplars add their own problem in early summer: aphid honeydew that drips onto glass and grows sooty mold if it is left.

Atlanta’s water is soft, so sprinkler spotting is a smaller issue here than in Los Angeles. The bigger one is humidity. North-facing frames and screens under canopy stay damp for weeks at a time and grow a green film that eventually rots wood and fails seals. Catching it on a regular visit is a wipe; leaving it for two years is a repair.

Summer thunderstorms splash red clay onto the lower panes and sills, and fall drops oak and poplar leaves into every gutter and onto every horizontal surface. Most Druid Hills homes we see are on a schedule rather than a one-off clean, because the glass simply does not stay clear here on its own.

Recent work

Streets we’ve worked on.

Most of our completed Atlanta jobs are in Druid Hills and the blocks west of Emory: Harvard Road, Emory Road, Cornell Road, Homestead Avenue, Johnson Road, Clifton Road, East Clifton Road, Spring House Cove and North Decatur Road. Several came from neighbors watching us work on Harvard Road and asking for a quote while we packed up; one is now on a service plan.

A typical job here is a two-story brick house with twenty to thirty exterior panes, divided-light front windows, a sunroom or screened porch at the back, and screens that had not been off the house in years. Two to three hours, two of us, done from the ground with poles for everything above the first floor.

When to book

When to schedule in Druid Hills.

Three dates matter here. Early to mid May, once the pine and oak pollen has finished and the first storms have rinsed the worst of it, so the clean lasts. Late August or September, after the thunderstorm season has thrown its clay, to clear the lower glass and the honeydew from the poplars. And late November, after the oaks and poplars have dropped, to clear the sills, tracks and divided-light corners before the holidays.

A first-time clean on a house that has gone a few years takes longer, and the quote covers it. Because so many of our Druid Hills customers are a few streets apart, we are often nearby; ask and we will line your visit up with a neighbor’s.

Getting a quote

How we quote in Druid Hills.

Every Druid Hills quote starts with a walk around the house: the pane count front and back, how many of the windows are divided-light, what is above the first floor, and how long it has been since the last clean. Use the online quote tool for a quick number, or call and we will come look. The number you get before we start is the number you pay.

LA Window Washers deionized water filtration system outside a customer's home
A clean that actually lasts

Pure deionized (DI) water. No soap film. Less buildup.

Our exterior system filters water down to 0 ppm, removing the minerals that normally dry into spots. It also removes residue and helps neutralize static charge on the glass, making it harder for pollen, dust, and grime to bind back onto the surface.

Many homes stay noticeably cleaner for around three months. Weather, tree cover, sprinklers, and exposure can affect how long the finish lasts.

0 ppmZero dissolved minerals in the water that reaches your glass.
~3 monthsA typical low-static, residue-free finish; conditions vary.
No soapNo chemical film left behind to collect fresh pollen and dust.

A coating that keeps glass cleaner, longer.

After the clean, we can apply a clear nano coating that bonds to the glass. Water beads off instead of drying into spots, and dust and pollen sit on the surface instead of sticking — so the glass stays clear for about 3 months, and the next clean is quicker.

Proof, not promises: in lab testing, coated glass collected about half the dust of bare glass,[1] and coatings like this work best in dry climates like ours.[2] It doesn’t clean itself — it needs cleaning less often.

~½ the dustCoated vs. bare glass in lab testing.[1]
3 monthsKeeps dust and pollen from rebinding to the glass.

Common questions

What to expect on service day.

Can you clean original divided-light windows without damaging the putty?

Yes. That is exactly why we use pure water and a soft brush instead of soap and pressure. Old glazing putty is only at risk from high-pressure water and ladders leaning on the sash, and we use neither.

How do you reach second-story and dormer glass on a sloping lot?

With a water-fed carbon-fiber pole from the ground, up to about forty feet. Nobody climbs on the roof and no ladder rests against the glass or the gutters.

How often do Druid Hills homes need it?

Under this much canopy, most customers settle on three visits a year: late spring after the pollen, late summer after the storms, and late fall after the leaves. Homes on open lots along Ponce can usually hold at two.

How and when do I pay?

There is no upfront payment. Payment is due after the work is complete and you have had a chance to review it.

How do you price a job?

We quote on site, free, after looking at the actual glass — the size of the home, the number and type of windows, access, and how much buildup there is. You get the number before we start, and it doesn’t change afterwards.
