Santa Monica’s housing changes block by block. North of Montana, between Montana Avenue and San Vicente, are large 1920s–30s Spanish and traditional homes on fifty- to hundred-foot lots — arched multi-pane windows, French doors onto side yards, and a lot of second-story glass — alongside new builds with steel windows and glass walls. South of Wilshire and in Sunset Park it’s 1920s–40s bungalows and post-war ranches with wood casements and later aluminum sliders. Ocean Park mixes bungalows with 1960s–80s condos.
Aluminum is the material to watch at the beach. Salt pits the frames and tracks, and once a slider track corrodes it grinds instead of glides. Cleaning the tracks and rinsing salt off the frames — not just the glass — is what extends their life, and it is part of the standard visit here.
The marine layer is the whole story.
Fog and sea spray carry salt inland across Santa Monica most mornings. When it dries on glass it leaves a white haze that returns within three to six weeks on anything facing west. It also carries fine sand grit that scratches if it is wiped dry — which is why the first pass on beach glass is always a rinse, never a cloth.
North-facing frames stay damp longer here than anywhere else we work, and mildew follows. Santa Monica’s water blends local groundwater with imported supply and is noticeably hard, so sprinkler overspray adds mineral rings to the salt haze on lower panes. Coastal homes generally need a quarterly clean to stay clear; Sunset Park homes a mile inland can go three times a year.
Newer to Santa Monica than to the Valley.
We are newer to Santa Monica than to Studio City or Glendale: our first Santa Monica service-plan customer signed up in September 2026, north of Montana, and every property here is quoted on site after we walk it. What we bring is the same pure-water system and the same three owners who have cleaned ninety-plus homes across the Valley and Glendale.
For anyone comparing quotes: ask whether the rinse water is deionized and whether frames and tracks are included. At the beach those two things decide whether the glass is clear in six weeks or six days. We also carry the tank on a cart, so the narrow side yards of Sunset Park and the alley access common in Ocean Park are not a problem.
When to schedule in Santa Monica.
Quarterly, and the calendar barely matters — the ocean does not have a season. What does matter is orientation. West- and north-facing glass hazes fastest; south- and east-facing glass gets sun that burns off some of the salt and can go longer. On a quarterly plan we do the full exterior every visit and give the ocean-facing side, the frames and the tracks the extra time.
If you only want one visit a year, make it early August, after the marine-layer months, so the accumulated haze and mildew come off together. Ocean Park and north-of-Montana homes within a few blocks of the beach should not go longer than three months between cleans if the frames are aluminum; the salt is working on the metal whether or not the glass looks dirty.

Our exterior system filters water down to 0 ppm, removing the minerals that normally dry into spots. It also removes residue and helps neutralize static charge on the glass, making it harder for pollen, dust, and grime to bind back onto the surface.
Many homes stay noticeably cleaner for around three months. Weather, tree cover, sprinklers, and exposure can affect how long the finish lasts.
A coating that keeps glass cleaner, longer.
After the clean, we can apply a clear nano coating that bonds to the glass. Water beads off instead of drying into spots, and dust and pollen sit on the surface instead of sticking — so the glass stays clear for about 3 months, and the next clean is quicker.
Proof, not promises: in lab testing, coated glass collected about half the dust of bare glass,[1] and coatings like this work best in dry climates like ours.[2] It doesn’t clean itself — it needs cleaning less often.

What to expect on service day.
How often should beach-side windows be cleaned?
Ocean-facing glass hazes over in three to six weeks; most coastal homes settle on a quarterly plan. Homes east of Lincoln can usually go three visits a year.
My aluminum frames are pitting. Does cleaning help?
Rinsing the salt off the frames and out of the tracks slows the corrosion considerably — the damage comes from salt sitting on the metal. Cleaning won’t undo existing pitting, but it stops it getting worse.
Do you clean condos in Ocean Park?
Yes — unit exteriors reachable from the ground or balcony, and building common-area glass on a recurring schedule for HOAs.
How and when do I pay?
There is no upfront payment. Payment is due after the work is complete and you have had a chance to review it.
How do you price a job?
