Tudors, bungalows and hundreds of small panes.
Between Piedmont, Monroe and the Druid Hills line the houses were built between about 1922 and 1940: Tudor revivals with steel casements and leaded diamond lattice, Craftsman bungalows with a divided upper sash over a single lower pane, and brick cottages with six-over-six double-hungs. A Morningside Tudor can have more than a hundred separate pieces of glass on the street side alone, and every lead and every muntin is an edge that holds pollen.
Virginia-Highland’s bungalows on the streets off North Highland and Virginia Avenue are similar, with deep porches that keep the front glass in shade. Most houses on both sides have been expanded at the back — second-story additions, sunrooms, French doors — so the rear is tall and modern while the front is small and old.
Steel casements and leaded glass are cleaned pane by pane with a brush and pure water; there is no shortcut that does not scratch or streak. Upper glass and additions are done from the ground with a water-fed pole, and the 0 ppm rinse is what lets a hundred small panes dry without a hundred small streaks.

The lots are narrow and the street trees — oaks, maples and the big magnolias — overhang the houses, so pollen, sap and leaf litter land directly on the windows. Magnolias drop something in every month of the year; tulip poplars add honeydew in June; the fall leaf drop is heavy and sticks to damp glass under the porch.
Shade is the second issue. North-facing Tudor casements and porch-shaded bungalow fronts stay damp through the wet months and grow a green film on frames and screens. Catching it on a regular visit keeps it a wipe. Water is soft, so mineral spotting is a minor concern compared with the organic film.

Our first job on this side of Piedmont was on Amsterdam Avenue, a two-story Morningside house with divided-light fronts and a modern rear. Most of our other work is a few minutes east in Druid Hills, around Harvard Road and Emory Road, so we are already in the area most weeks.
When to schedule in Morningside & Virginia-Highland.
With this much divided-light glass, timing matters more than anywhere else we work in Atlanta. May, after the pollen, is the big one. Late August or September clears honeydew and clay. Late November, after the magnolias and oaks have dropped, clears the lead and muntin corners before the holidays.
Houses on the shaded side of the street, or with casements facing north, benefit from a late-winter visit to clear the green film. Three visits a year is common here.

Our exterior system filters water down to 0 ppm, removing the minerals that normally dry into spots. It also removes residue and helps neutralize static charge on the glass, making it harder for pollen, dust, and grime to bind back onto the surface.
Many homes stay noticeably cleaner for around three months. Weather, tree cover, sprinklers, and exposure can affect how long the finish lasts.
A coating that keeps glass cleaner, longer.
After the clean, we can apply a clear nano coating that bonds to the glass. Water beads off instead of drying into spots, and dust and pollen sit on the surface instead of sticking — so the glass stays clear for about 3 months, and the next clean is quicker.
Proof, not promises: in lab testing, coated glass collected about half the dust of bare glass,[1] and coatings like this work best in dry climates like ours.[2] It doesn’t clean itself — it needs cleaning less often.

What to expect on service day.

Yes, pane by pane with a soft brush and pure water. No pressure, no scrapers, no soap film left in the lead.
How do you reach the second-story front glass on a tight lot?
From the sidewalk or the front walk with a water-fed pole. We do not need side-yard access or a ladder for most Morningside fronts.
How often do houses here need cleaning?
With this much glass under this much tree, three visits a year is common: after the pollen in May, after the storms in late summer, and after the leaves in November. Two works for houses on more open streets.
How and when do I pay?
There is no upfront payment. Payment is due after the work is complete and you have had a chance to review it.
