From the flats to the canyons.
Brentwood runs from San Vicente up into Mandeville and Kenter canyons, and the housing shifts as you climb. The flats south of Sunset — Brentwood Glen, the streets off San Vicente and Bundy — still have 1940s traditionals with divided-light bay windows and wood casements, sitting next to two-story rebuilds three times their size. Brentwood Park, north of Sunset, is estates: steel-framed windows, sliding glass walls that pocket into the wall, second-story glass over pools.
Kenter and Mandeville canyons are hillside homes with view glass, and Crestwood Hills has mid-century post-and-beams with floor-to-ceiling panes. Almost all of it is behind hedges — ficus and podocarpus at ten to fourteen feet — so the exterior is worked from inside the property, not from the sidewalk, and a large house can have fifty or more panes.
We walk the whole property, count, and give the number before we start. Steel-framed glass and pocketing doors get pure water and a soft brush only; there is nothing in the rinse to spot the frames or the tracks.
The marine layer and the hedges that trap it.
Brentwood is close enough to the ocean that the marine layer sits over it most mornings from May through July. Salt-laden moisture dries on the glass as a fine haze — you see it on north- and west-facing panes and on any glass that doesn’t get direct sun to burn it off. On shaded frames it becomes a grey-green film, and the same damp keeps mildew alive on north sides.
Add large irrigated lawns and hard LA water, and the lower panes get mineral spotting on top of the haze. Hedges trap all of it against the house and cut the airflow that would otherwise dry the glass. Tree cover is mostly ficus, sycamore and eucalyptus; eucalyptus drops an oily residue that shows as streaks after the first rain.
Off San Vicente.

Larger Brentwood properties are quoted on site because pane count and access matter more than square footage there. Interior glass is requested more often in Brentwood than anywhere else we work, and it is priced per visit alongside the exterior.
When to schedule in Brentwood.
The marine-layer season runs May through July, and the visit that pays off most is early August, once the fog lifts for good, so the salt haze and mildew that built up over the grey months come off together and the glass stays clear through the dry season. A second visit in late November clears Santa Ana dust and eucalyptus residue after the first rain.
Heavily hedged houses and anything north-facing in the canyons tend to add a late-winter visit, because the damp never fully leaves those panes. Three visits a year is typical for Brentwood; the hedges are what push it from two.

Our exterior system filters water down to 0 ppm, removing the minerals that normally dry into spots. It also removes residue and helps neutralize static charge on the glass, making it harder for pollen, dust, and grime to bind back onto the surface.
Many homes stay noticeably cleaner for around three months. Weather, tree cover, sprinklers, and exposure can affect how long the finish lasts.
A coating that keeps glass cleaner, longer.
After the clean, we can apply a clear nano coating that bonds to the glass. Water beads off instead of drying into spots, and dust and pollen sit on the surface instead of sticking — so the glass stays clear for about 3 months, and the next clean is quicker.
Proof, not promises: in lab testing, coated glass collected about half the dust of bare glass,[1] and coatings like this work best in dry climates like ours.[2] It doesn’t clean itself — it needs cleaning less often.

Can you work behind tall hedges and gates?
Yes — most Brentwood exteriors are done from inside the property. Tell us how to get in, or have a house manager meet us, and we handle the rest with poles and pure water.
How often does coastal-side glass need cleaning?
Homes that catch the marine layer usually stay clear for about three months before the salt haze shows on north- and west-facing glass. Three visits a year is typical; four if the house is shaded or heavily hedged.

Yes. Pure water leaves no mineral on the frames or in the tracks, and we use a soft brush rather than pressure. It’s the method the window manufacturers recommend.
