Bungalow Heaven to the Highlands.
Pasadena built early. Bungalow Heaven, a landmark district north of Orange Grove between Lake and Hill, is roughly eight hundred Craftsman bungalows from 1900–1930 with wood-sash double-hungs divided into six, eight or twelve lights, deep porches with glass front doors, and clerestory windows under the eaves. Northeast Pasadena around East Washington Boulevard — where we’ve worked on East Howard Street — is 1920s one-story bungalows and small ranches with shutters and three-sheet windows.
Madison Heights and the Historic Highlands add Spanish Colonial Revival and Tudor with arched multi-pane windows and steel casements; Linda Vista and San Rafael on the west side are larger hillside homes under oaks.
Original wood windows are the point of these houses. Their putty is old, their paint is layered, and they do not tolerate pressure or harsh cleaners. Every pane gets a soft brush and pure water, muntin by muntin, and the frames are wiped by hand.
Raymond Basin water, foothill dust, and ash.
Pasadena Water & Power draws on local groundwater from the Raymond Basin as well as imported water, and the blend is hard. Sprinkler overspray leaves heavy white deposits on lower glass, and on divided lights it collects in every corner of every small pane.
Since the Eaton Fire in January 2025, homes north of the 210 and toward Altadena have been dealing with fine ash that keeps settling out of tree canopies, attics and roof tile long after the smoke cleared. Ash is alkaline and abrasive: wiped dry it scratches glass, and left wet on it, it etches. Our first pass on those homes is a full pure-water rinse before anything touches the glass.
The rest of the year is the San Gabriel foothills pattern: oak and camphor pollen in spring, Santa Ana dust in fall, and mud splash on lower panes in winter storms.
East Howard Street, and next door in Altadena.
A 1923 one-story on East Howard Street in Northeast Pasadena — shuttered front windows, four to six panes visible from the street and more around the sides and back — full exterior with screens. Nearby in Altadena, a 1924 cottage on Sonoma Drive with a small front and porch glass was a shorter visit.
Both were single-story bungalows of the kind that fill Northeast Pasadena, and both took longer per pane than a Valley ranch because of the divided lights and the wood.
When to schedule in Pasadena.
The foothill pattern sets it. A late-spring visit clears oak and camphor pollen and the first sprinkler rings; a late-November visit after the Santa Anas clears dust from the divided-light corners and porch glass before the holidays. Homes north of the 210 still catching ash should start with a full rinse visit whenever it suits them, then settle into the normal two-visit schedule.
Bungalow Heaven and the Highlands take longer per house than the Valley because of the small panes, so we book those as morning slots and do not rush them. Altadena is covered on the same days as Pasadena.

Pure deionized (DI) water. No soap film. Less buildup.
Our exterior system filters water down to 0 ppm, removing the minerals that normally dry into spots. It also removes residue and helps neutralize static charge on the glass, making it harder for pollen, dust, and grime to bind back onto the surface.
Many homes stay noticeably cleaner for around three months. Weather, tree cover, sprinklers, and exposure can affect how long the finish lasts.
A coating that keeps glass cleaner, longer.
After the clean, we can apply a clear nano coating that bonds to the glass. Water beads off instead of drying into spots, and dust and pollen sit on the surface instead of sticking — so the glass stays clear for about 3 months, and the next clean is quicker.
Proof, not promises: in lab testing, coated glass collected about half the dust of bare glass,[1] and coatings like this work best in dry climates like ours.[2] It doesn’t clean itself — it needs cleaning less often.

What to expect on service day.
Are Craftsman wood windows safe with your method?
Yes — pure water and a soft brush are the gentlest option for old wood, putty and layered paint. No pressure washer, no solvents, and we wipe frames by hand rather than spraying them.
How do you handle ash left from the Eaton Fire?
We rinse everything with pure water before any brush touches the glass, so the ash lifts off instead of being dragged across it. Sills, tracks and screens get the same rinse; ash in a slider track grinds every time the door moves.
Do you cover Altadena?
Yes. We’ve worked on Sonoma Drive and treat Altadena as part of our Pasadena service area — same pricing, same crew.
How and when do I pay?
There is no upfront payment. Payment is due after the work is complete and you have had a chance to review it.
How do you price a job?
