Beverly Hills is twenty minutes over Coldwater Canyon from where we do most of our work, and the glass is a natural fit for pure water: steel casements and arched multi-pane windows on the 1920s–30s houses in the Flats, and walls of view glass north of Sunset. The city’s water is very hard, so sprinkler spotting is the first thing we look for on every estimate.

The Flats, north of Sunset, south of Wilshire.
South of Sunset and north of Santa Monica Boulevard — the Flats — Beverly Hills is 1920s–30s Spanish Colonial Revival, Tudor and Georgian homes on wide, deep lots: arched multi-pane windows, steel casements with small panes, French doors along the back onto pools, and a lot of second-story glass over the porte-cochère. Many have been rebuilt at two or three times the original size with the same window vocabulary in new materials.
North of Sunset — Trousdale, the canyon streets off Benedict and Coldwater — are estates with floor-to-ceiling view glass, pocketing doors and glass balcony rails. South of Wilshire the homes are smaller Spanish and traditional houses and duplexes with more ordinary pane counts.
Hedges and gates are the norm everywhere, so the work happens inside the property, and the count — often fifty to a hundred panes on a Flats house — is what sets the price.
Very hard water, old trees, canyon haze.
Beverly Hills runs its own water utility, and its supply is among the harder municipal water in the area. Every lawn is irrigated, and the overspray on lower panes dries into thick white mineral rings faster than it does in the Valley. On steel casements the deposits also collect on the muntins. Left more than a season, those rings etch and need a mineral treatment.
The Flats have some of the oldest street trees in Los Angeles — Canary Island palms, ficus, magnolia and jacaranda by street — so it is pollen and jacaranda drip in late spring, ficus sap in summer, and Santa Ana dust in fall. North of Sunset the canyon homes add oak and eucalyptus litter and, on view glass, the summer haze film that no one notices until the sun is low.

When to schedule in Beverly Hills.
Irrigation runs year-round here, so sprinkler rings are the constant, and the calendar is set by the trees. A June visit clears jacaranda drip and spring pollen; a September visit clears ficus sap and summer haze from the south and west glass, which is when view glass north of Sunset looks worst; a late-November visit after the Santa Anas clears dust from the casement tracks before the holidays.
Homes with staff usually put us on a fixed quarterly slot so nothing needs rebooking. On the first visit we walk the property with whoever manages it, count every pane, note anything already etched, and write the number down before we start.

Pure deionized (DI) water. No soap film. Less buildup.
Our exterior system filters water down to 0 ppm, removing the minerals that normally dry into spots. It also removes residue and helps neutralize static charge on the glass, making it harder for pollen, dust, and grime to bind back onto the surface.
Many homes stay noticeably cleaner for around three months. Weather, tree cover, sprinklers, and exposure can affect how long the finish lasts.
A coating that keeps glass cleaner, longer.
After the clean, we can apply a clear nano coating that bonds to the glass. Water beads off instead of drying into spots, and dust and pollen sit on the surface instead of sticking — so the glass stays clear for about 3 months, and the next clean is quicker.
Proof, not promises: in lab testing, coated glass collected about half the dust of bare glass,[1] and coatings like this work best in dry climates like ours.[2] It doesn’t clean itself — it needs cleaning less often.

What to expect on service day.
Do you work with house managers or staff?
Yes. Give us the contact and we coordinate access, timing and where to park the DI tank. The owner doesn’t need to be home for exterior work.
Is pure water safe on steel casements and old putty?
Yes — it is the gentlest method available. No pressure, no solvents. Each small pane is brushed and rinsed, and the frames are wiped by hand.
The lower glass has thick white rings. Can you remove them?
Fresh rings come off in a standard clean. Rings that have baked on for more than a season have begun to etch and need a mineral remover, which we quote separately after seeing them.
How and when do I pay?
There is no upfront payment. Payment is due after the work is complete and you have had a chance to review it.
How do you price a job?
We quote on site, free, after looking at the actual glass — the size of the home, the number and type of windows, access, and how much buildup there is. You get the number before we start, and it doesn’t change afterwards.
