What Studio City windows are like.
North of Ventura Boulevard, between Laurel Canyon and Colfax, the flats are a mix of 1937–1950 traditionals and ranches and the two-story rebuilds that have replaced many of them since about 2010. The originals have wood double-hungs and steel or aluminum sliders added in later remodels. The rebuilds are almost all black-framed grid windows, ten-foot sliders onto the yard, and a row of upper-floor casements facing the street. Front pane counts run from four or five on a small ranch to eighteen or twenty on a new build.
South of Ventura the streets climb toward Fryman Canyon and Laurel Canyon, and the glass changes: big picture windows and floor-to-ceiling panes facing the view, decks, and second-story glass you can’t reach safely from a ladder. That is pole work — a water-fed carbon-fiber pole and pure water from the ground — and it’s where the 0 ppm rinse matters most, because there is no way to towel-dry a pane twenty-five feet up.
Frames and sills here are often original wood or painted steel. Soap leaves a film that holds the next round of pollen; pressure lifts old paint. We use neither: a soft brush, deionized water, and a rinse that dries with nothing in it.
What the Valley does to your glass.
Studio City has some of the heaviest street-tree cover in the Valley — sycamores, camphors, magnolias and jacarandas on almost every block. That means spring pollen, jacaranda drip in May and June, and sap on anything under a canopy. Sap bonds to glass; it doesn’t rinse off, it has to be worked off with a brush.
The other constant is sprinklers. LA tap water carries enough dissolved mineral that overspray dries into white rings on the lower two feet of every pane facing the lawn. Left for a couple of seasons it etches into the glass and needs a mineral treatment rather than a clean. If your lower panes look frosted, that’s what it is, and we’ll tell you on the estimate whether it will come off in a normal visit.
Summer haze leaves a grey film on south- and west-facing glass; fall Santa Ana winds put fine dust on every horizontal sill. Most Studio City customers end up on two visits a year — one after the jacarandas drop, one after the winds.
Streets we’ve worked on.
Twenty-five homes so far: Cantura, Landale, Milbank, Shadyglade, Beeman, Goodland, Beck, Bellingham, Wilkinson, Bellaire, Bluebell, Alcove, Teesdale, Rhodes, Lemp, Ethel and Morse. Several are neighbors who saw us on the street and asked for a quote while we were packing up — two on Beck Avenue, two on Lemp.
The largest was a two-story 2010 build on Cantura Street — about 3,500 square feet, upper casements across the front and sliders along the back — a full exterior with screens. A 2020 modern farmhouse on Beeman Avenue had eighteen to twenty front panes alone. A typical job is closer to a 1940s single-story on Landale or Bellaire with eight to twelve panes, frames, sills and screens, done in a couple of hours.
When to schedule in Studio City.
Late May or June, once the jacarandas have finished dropping, and again in late November after the Santa Anas. If you have a pool, add a mid-summer visit for the splash rings on the sliders. Hillside homes south of Ventura with west-facing view glass get the most from the summer visit, because haze film shows worst when the sun is low over the Valley.
First-time cleans on homes that have gone a few years take longer, and the quote covers it — there is no surprise on the day. Because so many Studio City neighbors are on plans, we are often on the same block several times a season; ask and we will line your visit up with theirs.

Pure deionized (DI) water. No soap film. Less buildup.
Our exterior system filters water down to 0 ppm, removing the minerals that normally dry into spots. It also removes residue and helps neutralize static charge on the glass, making it harder for pollen, dust, and grime to bind back onto the surface.
Many homes stay noticeably cleaner for around three months. Weather, tree cover, sprinklers, and exposure can affect how long the finish lasts.
A coating that keeps glass cleaner, longer.
After the clean, we can apply a clear nano coating that bonds to the glass. Water beads off instead of drying into spots, and dust and pollen sit on the surface instead of sticking — so the glass stays clear for about 3 months, and the next clean is quicker.
Proof, not promises: in lab testing, coated glass collected about half the dust of bare glass,[1] and coatings like this work best in dry climates like ours.[2] It doesn’t clean itself — it needs cleaning less often.

What to expect on service day.
Do you clean hillside windows south of Ventura?
Yes. Second-story and view glass is done with water-fed poles from the ground, up to about forty feet. No ladders against the glass, no one on the roof, and the pure-water rinse dries spot-free so nothing needs to be toweled.
Can you get sprinkler spots off my lower windows?
Usually. Fresh spotting comes off in a standard clean. Spots that have been baking on for a year or more need a mineral remover, which we quote separately after looking at the glass.
How often do Studio City homes need it?
Most of our recurring customers here do two visits a year — late spring after the jacarandas, and late fall after the Santa Anas. Homes under heavy canopy or with pools tend to go three.
How and when do I pay?
There is no upfront payment. Payment is due after the work is complete and you have had a chance to review it.
How do you price a job?
We quote on site, free, after looking at the actual glass — the size of the home, the number and type of windows, access, and how much buildup there is. You get the number before we start, and it doesn’t change afterwards.
