Valley pollen peaks in spring, then the jacarandas drop a sticky film that bonds to glass and frames. We time the spring visit for after the drop.

Summer · Jul–Sep

Sprinklers and haze.

Hard LA tap water from sprinklers dries into mineral spots, and summer haze leaves a grey film on south-facing glass. Pure water rinses both away without soap residue.

What to expect on service day.

Do I need to be home?

Not for exterior-only service, as long as we have access to the windows and any necessary water connection. Interior service requires someone to let us in.

Are screens, frames, and sills included?

Yes. Our standard window service includes the glass, frames, sills, and screens discussed in your estimate.

How long does an appointment take?

Most homes take a few hours. Larger properties, heavy buildup, and interior-plus-exterior service may take longer. We’ll set expectations when we provide your estimate.

How and when do I pay?

There is no upfront payment. Payment is due after the work is complete and you have had a chance to review it.

How do you price a job?

We quote on site, free, after looking at the actual glass — the size of the home, the number and type of windows, access, and how much buildup there is. You get the number before we start, and it doesn’t change afterwards.

How often should windows be cleaned?

Most of our customers choose two to four visits a year timed to the seasons. Tree cover, sprinklers, road dust, and pollen exposure all make more frequent visits worthwhile.
