Big sliders, spot-free — 16 Sherman Oaks homes so far.

Window cleaning in Sherman Oaks.

Sixteen Sherman Oaks homes so far, from 1930s two-stories on Bloomfield Street to post-war ranches on Varna, Atoll and Greenbush. Sherman Oaks glass is mostly big — picture windows and eight-foot sliders facing pools — and big glass shows every sprinkler spot. Our pure-water exterior rinse dries with nothing in it, which is why customers here see the difference on the first visit.

Homes & glass

Ranches, sliders and hillside view glass.

Between Ventura and Magnolia the lots are wider than Studio City’s and the houses are mostly 1936–1950 ranches and traditionals, many with 1960s–70s additions that brought aluminum sliders and wide picture windows into the mix. A typical front has a three-panel picture window, a pair of double-hungs and a glass front door. The back is where the glass really is — sliders onto the patio and pool, often two or three sets.

South of Ventura, off Longridge and up toward Mulholland, the houses step up hillsides with view glass and second-story decks. Along Valleyheart Drive the homes back onto the LA River channel, and the north-facing glass there stays damp longer and grows more film.

Sliders come with tracks, and tracks are where the grit lives. We clean the glass, the frames and the sills, and clear the tracks so the doors run properly again — that’s part of the standard visit, not an add-on.

Local conditions

Pool splash, sprinklers and liquidambar sap.

Sherman Oaks is pool country. Pool splash and sprinkler overspray leave the same white mineral rings on lower panes, and on a slider it’s the whole bottom third of the door. The water is the same hard LA supply as the rest of the Valley, so the spots are calcium and magnesium; soap moves them around, pure water and a scrubber lift them.

The street trees — mostly camphor, liquidambar and Chinese elm — drop sap and seed husks in spring; liquidambar in particular leaves a sticky residue that shows as a haze once the sun hits it. Summer is haze film on the west side of the house. Fall is Santa Ana dust in every track and on every sill. If your sliders squeak or stick in November, it’s usually the grit and not the roller.

Recent work

Streets we’ve worked on.

Bloomfield, Valleyheart, Mary Ellen, Atoll, Sunnyslope, Varna, Longridge and Greenbush — three homes on Greenbush alone, where one neighbor’s clean turned into two more quotes the same afternoon, and three on Mary Ellen.

The largest job was a 1936 two-story on Bloomfield Street, about 3,500 square feet with the front hidden behind mature trees and the real glass across the back — a full exterior with screens. A 1938 two-story on Mary Ellen Avenue was the next biggest. A 1948 single-story on Varna had three front windows and a wall of sliders behind; a 1948 ranch on Greenbush with shuttered front windows, porch glass and a diamond-lattice bay took as long as the two-story, because every lattice pane has its own four edges.

When to book

When to schedule in Sherman Oaks.

Pool season sets the calendar. A late-spring visit after the liquidambar drop gets the sap off before the sun bakes it on; a late-summer visit clears pool splash and sprinkler rings from the sliders while the pool is still in use; a post–Santa Ana visit in late November clears the tracks and sills.

Hillside homes with west-facing view glass benefit most from the summer visit, because haze film shows worst when the sun is low over the Valley. Two visits a year is the most common plan here; pool homes tend to go three.

LA Window Washers deionized water filtration system outside a customer's home
A clean that actually lasts

Pure deionized (DI) water. No soap film. Less buildup.

Our exterior system filters water down to 0 ppm, removing the minerals that normally dry into spots. It also removes residue and helps neutralize static charge on the glass, making it harder for pollen, dust, and grime to bind back onto the surface.

Many homes stay noticeably cleaner for around three months. Weather, tree cover, sprinklers, and exposure can affect how long the finish lasts.

0 ppmZero dissolved minerals in the water that reaches your glass.
~3 monthsA typical low-static, residue-free finish; conditions vary.
No soapNo chemical film left behind to collect fresh pollen and dust.

A coating that keeps glass cleaner, longer.

After the clean, we can apply a clear nano coating that bonds to the glass. Water beads off instead of drying into spots, and dust and pollen sit on the surface instead of sticking — so the glass stays clear for about 3 months, and the next clean is quicker.

Proof, not promises: in lab testing, coated glass collected about half the dust of bare glass,[1] and coatings like this work best in dry climates like ours.[2] It doesn’t clean itself — it needs cleaning less often.

~½ the dustCoated vs. bare glass in lab testing.[1]
3 monthsKeeps dust and pollen from rebinding to the glass.

Common questions

What to expect on service day.

Do you clean sliding-door tracks?

Yes, on every visit. Tracks fill with Santa Ana dust and pool grit, and a slider that grinds is usually a dirty track rather than a bad roller. We clear and rinse them as part of the standard exterior.

My pool-side glass has white rings that won’t come off. Is that permanent?

Not usually. Rings that are less than a year old lift with pure water and a scrubber. Older rings have started to etch and need a mineral remover, which we quote separately after seeing them.

Do you do the hillside homes off Mulholland?

Yes. View glass and second-story panes are done with water-fed poles from the ground or the deck. We don’t put ladders against glass or walk on roofs.

How and when do I pay?

There is no upfront payment. Payment is due after the work is complete and you have had a chance to review it.

How do you price a job?

We quote on site, free, after looking at the actual glass — the size of the home, the number and type of windows, access, and how much buildup there is. You get the number before we start, and it doesn’t change afterwards.
