Post-war ranches and the sliders that came later.
Valley Glen was carved out of Van Nuys in 1998 and sits around Los Angeles Valley College, between the 170 and Coldwater Canyon; Van Nuys continues west to the 405. The housing is post-war Valley: 1937–1955 one-story stucco ranches and tract homes on 6,000- to 7,500-square-foot lots, 1,200 to 1,800 square feet, with brick- or wood-framed picture windows in front and aluminum sliders added in 1960s–70s remodels out back.
Screens are original on many, and the sun has made them brittle. Cantaloupe, Hazeltine, Fulton, Woodman — the same house repeats with small variations, which makes quoting fast and predictable: six to ten panes in front, two or three sliders behind, a glass front door.
The hottest part of the Valley.
This is the hottest, sunniest part of the Valley, and sprinklers run to compensate. Hard LA water dries on lower panes in minutes in July and leaves thick white rings; because the sun bakes them on, they etch faster here than in shaded Studio City.
Aluminum slider tracks fill with dust from the 405, the 101 and Van Nuys Boulevard traffic, and the doors start to grind. Screens fade and tear in the sun — a screen deep-clean and a check for holes is part of what we do here. Trees are sparser, so pollen and sap are less of a problem, but liquidambar and camphor on some blocks still drop in spring, and the fall Santa Anas coat everything.

When to schedule in Van Nuys & Valley Glen.
Early. The sprinkler rings that form here in July have baked on by September, and the difference between a standard clean and a mineral treatment is about eight weeks of sun. A late-May or June visit gets the glass clean before peak irrigation; a September visit clears the summer rings while they still lift; a late-November visit after the Santa Anas clears the tracks and sills. Two visits a year handles most homes; three if the sprinklers hit the glass directly.
Many homes here have had a second story added or a garage converted, which puts a few high panes on an otherwise one-story house; those are pole work and add a few minutes, not a ladder. Our exterior system filters water down to 0 ppm, removing the minerals that normally dry into spots. It also removes residue and helps neutralize static charge on the glass, making it harder for pollen, dust, and grime to bind back onto the surface.
Many homes stay noticeably cleaner for around three months. Weather, tree cover, sprinklers, and exposure can affect how long the finish lasts.
A coating that keeps glass cleaner, longer.
After the clean, we can apply a clear nano coating that bonds to the glass. Water beads off instead of drying into spots, and dust and pollen sit on the surface instead of sticking — so the glass stays clear for about 3 months, and the next clean is quicker.
Proof, not promises: in lab testing, coated glass collected about half the dust of bare glass,[1] and coatings like this work best in dry climates like ours.[2] It doesn’t clean itself — it needs cleaning less often.

What to expect on service day.
My lower windows have thick white rings from the sprinklers. Can that be fixed?
If they are less than a year old, yes, in a standard clean. Older rings have begun to etch the glass and need a mineral remover, which we quote after seeing them. Aiming the sprinkler heads away from the glass stops it coming back.
Should I replace my screens or clean them?
Clean them if the mesh is intact — a deep-clean brings sun-faded screens back most of the way. If the mesh is torn or the frame is bent we tell you, and we don’t charge to clean a screen that needs replacing.
How long does a Van Nuys ranch take?
Usually under two hours for two of us — front windows, sliders, screens and tracks. You get the quote before we start and it doesn’t change afterwards.
