Window cleaning in Valley Village.

Valley Village is where most of our first recurring customers live: seventeen homes on either side of Laurel Canyon Boulevard, five of them on Simpson Avenue alone. The streets are 1930s–40s cottages and traditionals under heavy tree cover, with a growing number of two-story rebuilds. Canopy means pollen and sap, sprinklers mean mineral spots, and a twice-a-year schedule handles both.

Cottages under the canopy — and the rebuilds between them.

Valley Village was built out between 1935 and 1950 — the median build year on our jobs is 1940 — on straight, tree-lined streets: Hesby, Simpson, Carpenter, Ben, Morella, Otsego, Addison, Agnes, Gentry, Radford and Wilkinson. The classic Valley Village house is a single-story traditional with a diamond-lattice or divided-light bay window facing the street, wood casements on the sides and a later slider onto the back yard. Some blocks have a Spanish or Tudor cottage; a few have a 1950s ranch.

Since about 2007 the bigger lots have attracted two-story rebuilds — Mediterraneans on Ben Avenue, modern farmhouses on Simpson — with twelve to fourteen front panes and glass across the whole back. They are two very different jobs: the cottage is about care (old wood frames, single-pane glass, original putty), the rebuild is about reach and volume.

On the cottages we brush and rinse with pure water only, no pressure, because the paint and putty won’t take it. On the rebuilds the second story is pole work from the ground.

Local conditions

Canopy, jacaranda season and sprinklers.

Valley Village streets are lined with mature sycamores, camphors and magnolias; on many blocks the parkway trees arch over the road from both sides. That gives you shade and a constant drip of pollen, sap and seed husks — and in May and June, jacaranda flowers that turn to a purple film on anything horizontal. Sap and jacaranda residue bond to glass and have to be worked off with a brush, not rinsed.

Sprinkler spotting on lower panes is the other constant, the same hard LA water as everywhere in the Valley. Between the canopy and the sprinklers, glass here goes from clean to visibly filmed in about three months, which is why so many customers moved from a one-off clean to a plan.

North-facing frames under canopy stay damp and grow a green film by late winter. That comes off with the standard clean, but it’s the first thing to look for if a house has been skipped for a year.

Recent work

Streets we’ve worked on.

Seventeen homes: five on Simpson Avenue, four on Carpenter, four on Ben, plus Hesby, Morella, Otsego, Addison, Gentry and Wilkinson. On Simpson and Carpenter the jobs came one after another as neighbors compared notes.

The largest was a 2015 two-story on Ben Avenue, about 4,600 square feet with a corner lot and glass on three sides. A 1940 traditional on Morella Avenue with a diamond bay and ten to twelve front panes was heavier than it looked, because the lattice doubles the number of edges. A 2017 modern farmhouse on Simpson was all second-story pole work. A typical Hesby or Carpenter cottage with six to eight panes is a morning’s job.

When to book

When to schedule in Valley Village.

The canopy sets the rhythm. Book the first visit for mid-June, after the jacarandas finish and before summer sap sets, and the second for late November, after the Santa Anas have dropped the last of the leaf litter and dust.

Homes under the heaviest parkway trees — most of Simpson, Carpenter and Hesby — tend to add a late-winter visit to clear the green film that builds on north-facing frames through the wet months. Because so many neighbors are on plans, we are often on the same block several times a season; ask and we will line your visit up with theirs.

Getting a quote

How we quote in Valley Village.

Divided-light and diamond-lattice windows take longer than a cottage’s size suggests, and a two-story rebuild is mostly pole work, so we quote from the glass, not the lot. The online quote tool gives a fast number; a call gets an exact one.

LA Window Washers deionized water filtration system outside a customer's home
A clean that actually lasts

Pure deionized (DI) water. No soap film. Less buildup.

Our exterior system filters water down to 0 ppm, removing the minerals that normally dry into spots. It also removes residue and helps neutralize static charge on the glass, making it harder for pollen, dust, and grime to bind back onto the surface.

Many homes stay noticeably cleaner for around three months. Weather, tree cover, sprinklers, and exposure can affect how long the finish lasts.

0 ppmZero dissolved minerals in the water that reaches your glass.
~3 monthsA typical low-static, residue-free finish; conditions vary.
No soapNo chemical film left behind to collect fresh pollen and dust.

A coating that keeps glass cleaner, longer.

After the clean, we can apply a clear nano coating that bonds to the glass. Water beads off instead of drying into spots, and dust and pollen sit on the surface instead of sticking — so the glass stays clear for about 3 months, and the next clean is quicker.

Proof, not promises: in lab testing, coated glass collected about half the dust of bare glass,[1] and coatings like this work best in dry climates like ours.[2] It doesn’t clean itself — it needs cleaning less often.

Common questions

What to expect on service day.

My windows are original 1940s wood. Is pure water safe on them?

Yes — it’s the safest method there is for old wood. No soap, no pressure, no chemicals: a soft brush and deionized water, rinsed clean. The frames and sills get wiped, not blasted.

Can you get jacaranda residue off?

Yes. It’s sticky and has to be worked off with a brush rather than rinsed, so a June clean takes a little longer than an October one. It comes off completely.

Is it the same crew every time?

Yes. The three of us who own the company do the work, and plan customers see the same faces each visit.

How and when do I pay?

There is no upfront payment. Payment is due after the work is complete and you have had a chance to review it.

How do you price a job?

We quote on site, free, after looking at the actual glass — the size of the home, the number and type of windows, access, and how much buildup there is. You get the number before we start, and it doesn’t change afterwards.
