Window cleaning in Sagamore Hills.

Sagamore Hills is where we cleaned our first Atlanta windows and where we are back most often: mid-century brick ranches on quarter-acre lots under mature hardwoods, minutes from Emory, the CDC and Mason Mill Park. Pure-water exterior cleaning of glass, frames, sills and screens, quoted on site, with nothing due until you have looked at the work.

Homes & glass

Brick ranches with big front glass.

The neighborhood went up between 1955 and 1965 around Mason Mill Park and the old Sagamore Hills elementary, and the houses are consistent: single-story brick ranches, some with a lower level opening onto the slope at the back, picture windows across the front room, and wood or aluminum double-hungs everywhere else. A few streets, Rainier Falls and Castle Falls among them, step down toward the creek, which puts the back glass a full story above grade.

Front pane counts are modest, usually eight to fourteen, but almost all of it is large glass that shows every streak, and every window has a full screen. The back of the house is where the work is: sliders onto a deck, a sunroom or screened porch added in the 1980s, and glass that has been under tree cover for sixty years.

Original aluminum frames oxidize into a chalky white powder that soap smears around. Pure water and a soft brush lift it without leaving a film, and the 0 ppm rinse is what lets the picture window dry clear instead of streaky.

Local conditions

Hardwoods, creek-bottom shade and pollen.

Sagamore Hills kept its trees. Oaks, poplars and pines over every lot mean a heavy pollen layer from late March, sticky honeydew from the poplars in early summer, and a deep leaf drop in the fall. Streets that run down to the creek, including the Falls streets, stay shaded and damp longer than the ridge streets, and the north-facing frames there green over fastest.

Summer thunderstorms throw red clay from the beds onto the lower glass and the deck sliders. The water itself is soft, so the issue is grit and clay, not mineral rings; it brushes off on a scheduled visit and stains if it is left through a few wet-dry cycles.

Because so many customers here are on plans, we are often on the same street several times a season. Ask and we will line your visit up with a neighbor’s.

Recent work

Streets we’ve worked on.

Rainier Falls Drive, Castle Falls Drive and Adelia Place — several houses on Rainier Falls alone, three of them in one day after the first customer’s neighbors walked over to ask. Add Mason Mill Road, and this is the neighborhood where we have the most repeat Atlanta customers.

A typical Sagamore Hills visit is a brick ranch with a picture window, ten to fourteen exterior panes, full screens, and a deck slider at the back that had not been clear in years: about two hours for two of us, screens off and washed, frames and sills wiped, the glass left to dry spot-free from the pole.

When to book

When to schedule in Sagamore Hills.

The pollen sets the calendar. Book the first visit for May, after the yellow layer has lifted, and the second for November, after the leaf drop. Creek-side streets like the Falls streets, where the back glass stays shaded, usually add a late-summer visit to clear clay splash and the green film from the frames.

We are in Sagamore Hills most weeks, often on the same street more than once a season, so a visit can usually be lined up with a neighbor’s.

Getting a quote

How we quote in Sagamore Hills.

Sagamore Hills quotes are the most predictable we do in Atlanta, because the ranch repeats street to street: picture window, side double-hungs, full screens, a deck slider at the back. The online quote tool gets close; the creek-side back glass and screen condition are what we confirm on site.

LA Window Washers deionized water filtration system outside a customer's home
A clean that actually lasts

Pure deionized (DI) water. No soap film. Less buildup.

Our exterior system filters water down to 0 ppm, removing the minerals that normally dry into spots. It also removes residue and helps neutralize static charge on the glass, making it harder for pollen, dust, and grime to bind back onto the surface.

Many homes stay noticeably cleaner for around three months. Weather, tree cover, sprinklers, and exposure can affect how long the finish lasts.

0 ppmZero dissolved minerals in the water that reaches your glass.
~3 monthsA typical low-static, residue-free finish; conditions vary.
No soapNo chemical film left behind to collect fresh pollen and dust.

A coating that keeps glass cleaner, longer.

After the clean, we can apply a clear nano coating that bonds to the glass. Water beads off instead of drying into spots, and dust and pollen sit on the surface instead of sticking — so the glass stays clear for about 3 months, and the next clean is quicker.

Proof, not promises: in lab testing, coated glass collected about half the dust of bare glass,[1] and coatings like this work best in dry climates like ours.[2] It doesn’t clean itself — it needs cleaning less often.

~½ the dustCoated vs. bare glass in lab testing.[1]
3 monthsKeeps dust and pollen from rebinding to the glass.

Common questions

What to expect on service day.

My back windows are a full story up because of the slope. Can you reach them?

Yes. Back glass over a sloping lot is done with a water-fed pole from the ground. We do not put ladders on a hillside or on a deck.

Is the white chalk on my aluminum frames dirt?

It is oxidized aluminum. It comes off with a brush and pure water and does not come back as fast once the film of old soap is gone. If it is pitted, we will tell you.

How often do Sagamore Hills homes need cleaning?

Most customers here do two or three visits a year: after the pollen in May, after the storms in late summer, and after the leaves in November. The creek-side streets tend toward three.

How and when do I pay?

There is no upfront payment. Payment is due after the work is complete and you have had a chance to review it.

How do you price a job?

We quote on site, free, after looking at the actual glass — the size of the home, the number and type of windows, access, and how much buildup there is. You get the number before we start, and it doesn’t change afterwards.
