Window cleaning in Toluca Lake.

Toluca Lake has more glass per house than anywhere else we work: Mediterranean two-stories with arched pairs across the front, 1930s traditionals with divided-light windows, and all of it under mature sycamores between Riverside Drive and the Lakeside golf course. Pure water leaves nothing on the glass for sap and pollen to bind to, which is what keeps it clear between visits.

Homes & glass

Divided lights and Mediterranean arches.

Toluca Lake sits between Riverside Drive, the LA River and the Burbank line, around Lakeside Golf Club and the private lake the neighborhood is named for. The streets — Valley Spring Lane, Toluca Lake Avenue, Forman, Kling, Blix, Huston — carry two kinds of house. The originals are 1930s–40s traditionals and Tudors with divided-light wood windows: eight, twelve, sometimes twenty small panes to a sash, each with its own edges and putty line.

The newer ones, many from the 1990s and 2000s, are large Mediterraneans with arched window pairs across the front, French doors along the back and iron balconies on the second story. A house here can easily have thirty to forty exterior panes, and the second-story ones need a pole. Estates along the golf course add pool-house and guest-house glass.

It is the neighborhood where an accurate count on the estimate matters most, so we walk the whole property before we give a number, and the number doesn’t change afterwards.

Local conditions

Sycamores, oaks and a little extra humidity.

Sycamores and oaks are the signature of Toluca Lake, and they drop year-round — pollen and flower dust in spring, sap through summer, leaves and bark flakes in fall. Sap on divided-light glass is tedious because every muntin is a place for it to collect.

The golf course and the lake keep the air a little more humid than the rest of the Valley, so north-facing frames grow a green film if they aren’t cleaned. Sprinklers on large lawns do what they do everywhere in LA: white mineral rings on the bottom of the glass. And Toluca Lake gets the same Santa Ana dust as Burbank when the winds come over the Verdugos.

Recent work

A Valley Spring Lane Mediterranean.

A 2006 Mediterranean two-story on Valley Spring Lane — about 3,850 square feet, arched window pairs across the front, sixteen to eighteen panes visible from the street and more around the back and over the pool — full exterior with screens, second story by pole.

We’ve since quoted homes on Blix, Kling and Huston, including a 1941 traditional with a nine-lite picture window and rooftop solar. Toluca Lake customers ask about solar panel cleaning more than any other neighborhood; the same pure-water system does both.

When to book

When to schedule in Toluca Lake.

Sycamores drop something in every season, so timing is about which problem you want gone. A June visit clears spring pollen and flower dust and gets the first sap off before it hardens. A late-summer visit handles peak sap and sprinkler rings on the lower glass. A late-November visit, after the Santa Anas, clears dust from the sills, tracks and divided-light corners before the holidays — for homes that entertain, that is the visit most people keep.

Three visits a year is typical here, and the Three-Season plan is the one most Toluca Lake customers choose. The Valley Spring Lane job took two of us most of a day: sixteen arched panes across the front, French doors and a wall of glass over the pool, second-story balconies by pole, and screens pulled, washed and rehung. That is why we count every pane before we quote.

LA Window Washers deionized water filtration system outside a customer's home
A clean that actually lasts

Pure deionized (DI) water. No soap film. Less buildup.

Our exterior system filters water down to 0 ppm, removing the minerals that normally dry into spots. It also removes residue and helps neutralize static charge on the glass, making it harder for pollen, dust, and grime to bind back onto the surface.

Many homes stay noticeably cleaner for around three months. Weather, tree cover, sprinklers, and exposure can affect how long the finish lasts.

0 ppmZero dissolved minerals in the water that reaches your glass.
~3 monthsA typical low-static, residue-free finish; conditions vary.
No soapNo chemical film left behind to collect fresh pollen and dust.

A coating that keeps glass cleaner, longer.

After the clean, we can apply a clear nano coating that bonds to the glass. Water beads off instead of drying into spots, and dust and pollen sit on the surface instead of sticking — so the glass stays clear for about 3 months, and the next clean is quicker.

Proof, not promises: in lab testing, coated glass collected about half the dust of bare glass,[1] and coatings like this work best in dry climates like ours.[2] It doesn’t clean itself — it needs cleaning less often.

~½ the dustCoated vs. bare glass in lab testing.[1]
3 monthsKeeps dust and pollen from rebinding to the glass.

Common questions

What to expect on service day.

Do you clean divided-light windows pane by pane?

Yes. Each small pane is brushed individually and the whole sash is rinsed with pure water, so nothing is left in the corners against the muntins. It takes longer than a single sheet of glass and the quote reflects that up front.

Can you do the solar panels while you’re here?

Yes — the same deionized water system cleans panels without soap or abrasives. Ask when you book and we’ll quote it with the windows.

Do you work on gated or estate properties?

Yes. Tell us how to get in and whether there is a house manager to coordinate with. We count every pane on the walk-through and give the number in writing before we start.

How and when do I pay?

There is no upfront payment. Payment is due after the work is complete and you have had a chance to review it.

How do you price a job?

We quote on site, free, after looking at the actual glass — the size of the home, the number and type of windows, access, and how much buildup there is. You get the number before we start, and it doesn’t change afterwards.
